How long does it take to prepare a house design?

Concept — 5–10 working days. Interior layout — 7–14 days. Adaptation of a stock design — 14–30 days. A full custom design — 30–60 working days. We count from contract signature and deposit; rush delivery shortens these by roughly 40 percent for a 30 percent surcharge.

What does the payment schedule look like?

Payment is split into three instalments: a 30 percent deposit on signing, 40 percent once the concept is approved, and 30 percent on handover of the complete documentation. We accept bank transfer, BLIK, Visa and Mastercard, Apple Pay, Google Pay, and cash on signing.

Can the price go up during the project?

No. The contract amount is fixed. It can only increase if you commission changes beyond the agreed brief — and in that case we present a quote first and wait for your approval. Revisions within the agreed scope are free of charge.

Do I need to own the plot before ordering a design?

For a full custom design — yes, because we design around the specific zoning conditions, sunlight and access. For a concept or a consultation — no. Many clients come to us exactly while choosing a plot, to check whether what they have in mind can be built on it.

What exactly is included in the building permit documentation?

The site development plan, the architectural and construction design, the technical design including structure, plumbing and electrical services, the energy performance certificate, and the required designer declarations and licences. We supply four printed sets and a complete set of PDFs as standard.

How many revisions can I request without extra cost?

We do not cap the number of revisions — we cap their scope. Anything within the approved brief is revised free of charge as many times as needed. Only changes that alter the brief itself are chargeable, for example adding a storey after the concept has been signed off.
