Single-storey or with an attic — choosing without regret

A single-storey house needs a bigger plot and costs more per square metre: the same usable area means a larger roof and more foundations. In exchange it eliminates stairs, which stops being an abstraction once you are past sixty.

When single-storey wins

When the plot is wide and inexpensive, when you plan to live in this house for the rest of your life, when you want every room to open directly onto the garden.

When an upper floor makes sense

When the plot is narrow or expensive, when you need a clear split between day and night zones, when you want a view from above or a smaller roof area to insulate.

There is a third route that rarely gets discussed: a fully functional ground floor with an unconverted attic prepared for adaptation in ten years. It costs marginally more than a pure bungalow and keeps the option open.
