What building a house in Poland actually costs

"How much per square metre?" is a question whose honest answer is: it depends more on what is in that square metre than on how many of them there are.

How the cost splits

In a typical project the weathertight shell absorbs around 45 percent of the budget, services another 20 percent, and the fit-out the remaining 35. The last is also the most elastic — the gap between a sensible and a luxury fit-out can exceed the entire cost of the roof structure twice over.

What drives cost up the most

A complicated massing, a large number of corners, multi-pitched roofs, non-standard glazing sizes and a basement. Each looks like a modest expense on its own; together they can add 30 percent to the build cost at the same usable area.

That is why we prepare a cost estimate at concept stage — while a change is still free, because it only takes moving a line on a drawing.
